Our inspections and reports areprepared by qualified and experienced Chartered who are full Members of the Royal Institution of Chartered Surveyors (RICS). Buying a new home is likely to be the most expensive purchase that may make so with the help of our findings, you will be able to make an informed decision on whether you are making the right decision to commit to purchase.
There are three main Reports that we provide - RICS Building Survey, RICS HomeBuyers' and RICS Condition Survey. They are available with or without a Valuation. Where a Valuation is comissioned, it will again, be provided by an experienced and fully qualified Member of the Royal Institution of Chartered Surveyors (RICS) who is also a Registered Valuer. This is suitable for all residential properties. We report full details of construction and condition. This survey and report is most appropriate where the property is unusually built or run-down, if the property has been significantly altered, or if you are planning conversion or renovation work.
The Report is in a prescribed format for traditionally built houses and flats that are in fairly good condition. The report highlights only issues that are significant (minor defects and issues are not reported). There is a condition rating that lets you know if defects are serious or urgent. (Available with or without valuation)
The service is in a prescribed format for traditionally built houses and flats that are newer homes that are also in good condition. The report provides an assessment of the condition of the property highlighting urgent issues, potential legal issued and identifies any risks.
